Commercial Grounds Care, Auckland
Scheduled grounds care for body corporates and commercial sites across Auckland. Fixed programme, uniformed crews.
Reliable Care, Year-Round
Holland Landscaping looks after more than 100 commercial portfolios across Auckland. Our maintenance contracts run on a fixed annual programme with clear scope, scheduled visits and a single account manager. Same crew, same day, same standard. No surprises on the invoice.
Our landscape maintenance service covers mowing, edging, garden bed care, weed control, hedge and shrub trimming, mulching, seasonal planting, fertilising, irrigation monitoring and minor repairs, leaf clearance and rubbish removal. We also handle the jobs most contractors leave behind: rodent control around buildings and bin areas, line marking for car parks and shared paths, and seal coating to keep sealed surfaces sound. For commercial grounds maintenance in Auckland, we tailor the visit frequency to the site: weekly through summer growth, fortnightly or monthly through winter, with seasonal deep-cycle work scheduled in advance. Body corporates get a programme they can publish to residents. Property managers get reporting they can hand straight to the owner. Facilities teams get one fewer thing to chase.
The work is done by trained, uniformed Holland crews in marked vehicles, not casual labour. Each site has a documented scope, a service schedule and photographic reporting after every visit. Our account managers walk the bigger sites monthly with the property manager to flag anything emerging (drainage issues, declining plants, encroachment, safety concerns) before they become complaints. Auckland's growing season is brutal, so summer programmes step up frequency on mowing and edging while winter shifts to pruning, mulching and bed renovation. Lawn care for commercial sites in Auckland needs both; we plan the year, not just the next visit.
Holland has been doing commercial grounds maintenance in Auckland since 1997 and the contracts that started then are largely still running. That's the proof point. We hold contracts because we turn up, we don't cut corners, and our crews actually know the sites. When a body corporate changes manager, the new manager inherits a maintenance provider who already knows where the irrigation valves are buried. We also feed insights back from the ground (what plants are failing, where drainage is overwhelmed, what's becoming a liability) so capital decisions get made before things fall over. Maintenance is data, not just mowing.
Frequently Asked Questions
Landscape CareDo you offer fixed-price annual contracts?+
Yes, that's our default for commercial work. We scope the site, agree the schedule of visits and seasonal works, and fix the annual price. You get monthly invoicing at one twelfth of the annual fee, so the cost is predictable for budgeting. Anything outside scope (storm damage, additional planting, requested upgrades) is quoted separately before the work starts. No drip-feed variations, no end-of-year surprises. Body corporate treasurers and property managers tell us this is the single biggest reason they switch to Holland.
What's included in a standard maintenance visit?+
It depends on the contract scope but typically: mow and edge all turf, blow down hard surfaces, weed garden beds, deadhead and tidy plantings, check irrigation, remove rubbish and clippings, and submit a photographic report. Hedge trimming, mulching, fertilising, spraying and seasonal planting are scheduled separately through the year rather than bundled into every visit. Each site gets a written scope so everyone (your team, our crew, the residents) knows exactly what's being done and when.
Can you take over an existing site mid-contract?+
Yes. We do it regularly. We start with a free site walk and audit, document the current state with photos, identify any backlog work (overgrown hedges, neglected beds, broken irrigation) and quote that separately as a one-off restoration. From there we put the site on a regular programme. Most takeover sites in Auckland need three to six months on the programme before they're back to a baseline standard. We tell you that upfront rather than promising overnight transformation.
Do you handle irrigation as part of maintenance?+
Yes. We monitor and adjust irrigation as part of every visit during the growing season, checking coverage, controller settings, and obvious leaks or blockages. Minor repairs (sprays, drippers, solenoids) are done on the spot under most contracts. Larger repairs, controller replacement or system upgrades are quoted separately. If your site doesn't have irrigation but should (Auckland summers are getting drier) we'll design and install a system that integrates with the maintenance programme.
How quickly can you respond to issues between visits?+
For contracted clients, urgent callouts (fallen branches, blocked drains, vandalism, health and safety hazards) are typically attended within 24 to 48 hours. We hold dedicated callout capacity for our maintenance clients rather than fitting them around new project work. Non-urgent issues raised between visits get actioned at the next scheduled visit unless you want them brought forward. Your account manager is reachable directly by phone and email, not a ticketing portal.
Do you provide written reports after each visit?+
Yes. Every maintenance visit generates a photographic report showing what was done, any issues observed (drainage problems, pest damage, irrigation faults, failing plants) and any recommended follow-up work. Reports are sent to your nominated contact within 24 hours of the visit. For body corporate clients, this gives the committee a paper trail for the AGM and a running record of site condition over time. Property managers tell us it's the single most useful thing we do outside the actual maintenance work.
Can you manage multiple sites across a portfolio?+
Yes, and it's actually more efficient for both sides. Portfolio clients get a dedicated account manager who knows every site, consolidated monthly invoicing, and crew routing that keeps visit costs down. We currently maintain commercial portfolios across Auckland for property management companies, body corporate managers and healthcare operators. If you're managing five sites with three different contractors, consolidating with Holland typically simplifies your admin and tightens the standard across all sites simultaneously.
Do you handle seasonal colour and replacement planting?+
Yes. Seasonal colour programs (spring and autumn bed changeovers, summer annuals for retail and hospitality entries) are scoped and priced annually as part of the maintenance contract or quoted separately. Replacement planting for failed or damaged specimens is carried out by our horticulturalists using stock from the same Auckland nurseries we use on our builds: graded, acclimatised, and inspected on delivery. We don't replace a dead $200 shrub with a $20 tube from the hardware store and call it done.
What qualifications does your maintenance crew hold?+
Our maintenance crews include qualified horticulturalists and trained grounds operatives. Tree work is carried out by qualified arborists, not ground crew. Irrigation work is done by staff trained and certified on the systems we install and maintain. The whole operation holds SiteWise Gold, and crew carry current first aid and machinery tickets where required. We don't use casual labour on maintenance rounds: you get the same faces on your site visit after visit, and they know your site.
How do you handle weed and pest management on commercial sites?+
Weeding by hand and mechanical cultivation is part of every maintenance visit. Where chemical control is required (broadleaf weeds in turf, persistent invaders in beds, moss on paving) we apply registered products by certified operators following label rates and re-entry intervals. For sites with specific chemical restrictions (schools, healthcare, food-growing areas) we agree an alternative program upfront and note it in the site specification. Pest management on plantings (scale, aphids, fungal issues) is identified in our visit reports and treated before it becomes a serious problem.
The same crew that maintains your site every visit knows it as well as you do.
